Peeling / Failed Sealer
The clear or coloured coating lifts and peels off like sunburned skin. Look closely. Other parts might look cloudy or milky, which usually happens when rainwater gets trapped directly beneath the sealer layer because the concrete wasn't completely dry before application.

Common causes
- Sealer applied to damp concrete, trapping moisture underneath
- Applying a fresh sealer coat over an old, incompatible sealer
- Trapped solvent bubbles from sealing in the heat of the day
- Lack of proper surface preparation before applying the coating
What it may mean
This is cosmetic. However, peeling sealer leaves the concrete underneath completely bare, which means it has zero protection against stubborn tyre marks and deep moisture absorption that leads to mould.
What Atlas may do
We strip it off. We use specialized solvent strippers or light concrete grinding to remove the failed coating before applying a fresh, compatible UV-stable sealer coat over the dry concrete.
When to get it checked
An assessment is a good idea when you see patchy white cloudiness, so we can check if the sealer can be restored with solvent or if it needs to be completely stripped.
